A few specific restrictions are noted below.

– Tree Line Vacation Rentals does NOT issue refunds due to acts of nature such as: weather, road conditions, snow conditions, power outages or forest fires. If the property is uninhabitable due to such circumstances and you did not purchase insurance that covers the loss, reservations can be rescheduled for future dates within one year of the reservation date. Many properties have wood heat and emergency lighting to help during power outages, and power is often restored within 24 hours.
– If a cancellation is made with less than 30 days’ notice, we must be able to re-book the dates and will refund 95% of each day booked OR you can apply 100% of each day rebooked towards a future reservation. If a cancellation is made with more than 30 days’ notice, you can either apply 100% of your down payment to another reservation or we will refund 90% of your payment.
– We are partnered with Rental Guardian to provide the best trip insurance possible for our guests. You can purchase it when originally booking your rental and choose the best plan for you. If you choose to decline Rental Insurance, we can’t help you if it comes to wanting to cancel in the future outside of our standard policy outlined above. Tree Line Vacation Rentals will not refund and is not responsible for skiing conditions, insects, rodents, flies, or other pests, weather conditions, road conditions, power outages, acts of God, criminal activities, economic downturns, political changes, or any other activity, event or condition beyond its control. We unfortunately can no longer issue refunds due to Covid related last minute cancellations so it is important you take steps to cover your stay if this is a concern. PLEASE NOTE: All reservation changes must be acknowledged in writing.
– Our guests are automatically protected by the Waivo Damage Protection program for damages above $50 and under $1500. Click here to learn more. We will attempt to collect for any damages that exceed the maximum benefit by any legal means necessary.
– Occupancy numbers are strictly enforced- what is stated on your confirmation must be accurate, please notify us of any changes before your arrival. Do not exceed the maximum allowed number of occupants in a property. Occupancy limits include day and overnight guests.
– Guests should understand we are sharing the area with the local wildlife. Our scheduled pest control slows it down but it can not stop the natural lives of these creatures. This includes mice, spiders and spider webs, moths, ants, flies, no-see-ums, bugs, etc. You can help by storing your food securely, keeping all areas food and crumb free, and keeping un-screened windows and doors closed.
– Notify us immediately if there are concerns or issues with the property. If there is no answer, leave a message and/or text so we have an opportunity to help during your stay. No refunds or considerations are given unless we are notified during your stay (if it’s important enough to ask for a refund or discount, it’s important enough to contact us about it right away!).
– Absolutely NO discharge of firearms or fireworks allowed at ANY property, EVER! GLITTER AND CONFETTI ARE NOT ALLOWED AT ANY PROPERTY, INSIDE OR OUTSIDE. They cause excessive cleaning and/or permanent property damage!
– Cigarette or vape smoking is not allowed inside any property.
– Please do not leave trash unsecured outside, for the safety of you and the wildlife. Feel free to contact us for additional trash pick up.
